Rii has been serving as the Construction Manager for the Newark City Schools Facilities Improvement Program since 2005. 

As part of this program, which included every single educational facility in the District, the Rii team constructed six new facilities, performed additions and renovations to five additional facilities and demolished two abandoned buildings. Renovation and demolition projects also included hazardous materials surveys and pre-demolition or renovation abatement. 

All building renovations included complete facility upgrades to current codes, standards and sustainable building concepts, including replacement of existing HVAC and other major building systems with high efficiency, LEED compliant systems. All building systems, materials, envelope and structure were assessed and renovated as required to provide a long term facility solution.

Rii’s scope of work as CM included overall program management of all design, construction, occupancy and closeout activities, program and project scheduling, estimating and value engineering, design document compliance reviews, bidding and negotiation, contractor and construction operations management, quality control, owner occupancy and training and project and program closeout.

All told, Rii bid and managed more than 150 individual contractor contracts, as well as managed the efforts of design architects and engineers, 3rd party inspectors and miscellaneous design and construction phase service providers. All facilities were completed in accordance with the program schedule and there were no construction claims or mediation associated with this program. This $150 million program will also be completed more than $5 million under the original master plan budget without any reduction in project scope or quality.
